What Actually Matters at the End of an Ontario Lease
Ontario landlords can't hold a damage deposit — the deposit you paid is a rent deposit, and it goes toward your last month's rent. So there's no deposit to “win back.” What a landlord can do is apply to the Landlord and Tenant Board after you've gone, claiming the unit needed cleaning or repair beyond normal wear. That claim is far harder to make against a unit that was professionally cleaned once it was empty.

When to Book It
A move clean only works on an empty home. Boxes in the corner mean the corner doesn't get cleaned, and a fridge that's still plugged in and full can't be done properly.
Moving out
Book us for after the movers have finished and the unit is empty, but before your final walkthrough or key handover. Same-day-as-move is tight; the day after is safer if your lease allows it.
Moving in
Book us for before your furniture arrives. An empty new place takes a fraction of the time and gets a far better result than one already half-unpacked.
Closing on a sale
Book a few days ahead of the closing date rather than the morning of. Closings move, and we'd rather reschedule you early than miss you entirely.
End of month is our busiest window across Durham and the GTA — lease ends and closings cluster there. Book two to three weeks out for the last three days of any month.
Moving Out of a Condo?
Most buildings require a booked service elevator window and access through a service entrance, and many charge a move-in or move-out fee. Tell us your building's rules when you book and we'll work inside them. If your elevator booking is a fixed block, say so up front — we'll schedule the clean around it rather than against it.
Let us know about parking, loading dock access, fob or concierge sign-in, and any restrictions on hours.

What a Move Clean Costs
Cleaning starts at $39 per hour. Move cleans take longer than any other residential service we offer, because the insides of everything are in scope. Your quote depends on the size of the home, the number of bathrooms, the condition it's been left in, and any add-ons. We'll quote before the day and we don't revise it upward afterward. If the unit turns out to be in significantly worse shape than described, we'll call you before doing extra work — never after.

For safety and practical reasons, a move clean doesn't cover:
- • Anything above 3.5 metres
- • Washing full ceilings or entire walls
- • Removing furniture, appliances or junk from the property
- • Pest removal, chemical waste or biohazards
- • Serious mould remediation, or smoke and fire damage
- • Repainting or patching
If the unit needs junk removal before cleaning, arrange that first — we can't clean around it.

Yes, or as close to it as possible. Move cleaning is priced and scoped around an unfurnished space — that's what makes cleaning inside cabinets, closets and appliances possible. If items are still in the unit, we'll clean around them, but those areas won't be covered.
Two to three weeks for month-end dates, which are the busiest. Mid-month is usually easier on short notice. If your date is tight, call rather than booking online and we'll tell you honestly what's available.
Often, yes, but it's the tightest option. Movers run late, and a delayed truck eats into the cleaning window. Booking the following morning, if your lease permits, produces a better result.
Yes, both are included in a move clean at no extra charge. They're only add-ons on our routine and deep cleaning services.
We clean to a professional standard and can provide dated photos on completion. We can't guarantee how any individual landlord, buyer or property manager will assess a unit — but a professionally cleaned empty unit is a far stronger position than one cleaned in a rush on moving day.
